Longformacus is a pretty village in the Scottish Borders lying between the lovely Dye Water valley at the foot of the Lammermuir Hills, only 7 miles away from the market town of Duns, and less than an hour by car from Edinburgh.

Dye Water Cottage is a truly 'picture-postcard' 18th century traditional stone terraced cottage situated in a peaceful country lane beside a tumbling river. This is a very tranquil spot and each night the sound of the river will lull you to sleep.


On the ground floor there is a welcoming sitting/dining room which retains the original solid fuel working range fire, a well equipped kitchen and a fabulous bathroom which is a luxurious alternative to normal cottage facilities. Go through the hall and up the stairs to one double and one twin bedroom both looking out over the Dye Water at the front while, at the back, a sitting area has a door which leads out to a large, enclosed sloping cottage garden which occupies the rear of the property (the garden is 5 steps up from the house).

The Southern Upland Way passes directly through the village and there are many other possibilities for walking, hiking and cycling, at varying degrees of difficulty, all available in the vicinity. You can fish locally in the Watch Water reservoir, having obtained permits in the village. Visitors are welcome at Duns golf course and there are several other courses quite near to the cottage.


About half an hour away by car lies the village of St Abbs, one of the best scuba diving sites in Europe and home to a National Trust reserve with fabulous walks along the cliff-top. The nearby beach at Coldingham is great for swimming and surfing (surfboard hire and lessons can be arranged). The fortified town of Berwick on Tweed is famous in history and makes an interesting day trip as do visits to the stately homes of Manderston and Paxton.

Edinburgh is only an hour away by car as are the delights of the Northumberland coast such as Lindisfarne (Holy Island), Bamburgh and Alnwick Castle and Gardens.

Bed linen and towels, central heating and electricity are all included!included in the price of your stay. One well behaved dog is welcome by arrangement. Sorry, no smoking in the cottage.
