Three cottages sleeping 6, 5 and 4

Easily accessible from the main Carlisle-Edinburgh A7 trunk road, yet in the most peaceful of settings, hidden away amid the Border hills above Hawick (8m. shops, pubs, hotels, leisure centre) is the delightful Hoscote Estate - 500 acres of rolling hills and quiet woodland. Once through the automatic wrought-iron gates which open to greet you at the entrance, tenants can wander at will along its quiet paths, cycle along its tracks (mountain bikes are available by arrangement) and enjoy the seclusion of its walled garden. There are stables and paddocks for rent should you wish to bring your own horse, for this is fabulous riding country. Also available to tenants are a sauna, exercise room and a superb hot tub. Just the place to soothe away the aches and pains of a strenuous day! (charge)

You can explore the nearby Craik Forest (footpaths, mountain bike trails). Fishing can be arranged, and there are excellent golf courses at Hawick, Minto (14m) and Ashkirk (13m). The owners will even, on request, arrange for your larder to be fully stocked for your arrival!

All the historic Borders towns and its many stately homes are within easy reach of the Estate. Both the east and the Solway coasts with their fine beaches are easily accessible for a day excursion, while Edinburgh is only 1.5 hours away by car.

There are two charming holiday cottages on the Estate, each standing quite alone and surrounded by trees and open countryside. They are accessed by a well-kept gravel track and are about quarter of a mile apart.

In both cottages £10 worth of electricity, oil CH, bed-linen and towels are included. Each has a telephone for incoming and emergency calls. One well-behaved pet is accepted by arrangement.

Pathhead Cottage accommodation (sleeps 6):

Pathhead Cottage is a traditional, stone-built cottage, well-equipped and furnished to a very high standard, with trees behind and open views to the front across grassland. It stands in its own garden (furniture, barbecue) with secure cycle storage and parking for three cars. It has a large living room with open fire (fuel included) and two of the three bedrooms have 6ft. (zip-link) beds. The upstairs bedrooms have coombed ceilings. There is a telephone for incoming and emergency calls and a cot and a high chair can also be available by arrangement. Sorry, smoking is not allowed within the property. There is a refundable housekeeper's deposit payable on arrival.

Pathhead Cottage:

Gardener's Cottage accommodation (sleeps 4):

Gardener's Cottage is a pretty, whitewashed storybook cottage tucked away amongst trees and attached at right angles to a steading, part of which has been cunningly annexed for the bedroom accommodation!

In its original part, behind its 3ft thick outer walls, it has a spacious open plan living area with an open fire (fuel included) and is also centrally heated by the oil-fired Rayburn in the well-equipped kitchen.

There are six steps up which lead to the bedrooms and the bathroom, which has a separate shower. There is also a door to the cobbled courtyard at the back.

£10 worth of Electricity and full oil CH is included. Bed-linen and towels are included. There is a telephone for incoming and emergency calls and a cot and a high chair can also be available by arrangement. Well-behaved pets by arrangement. Sorry, smoking is not allowed within the property.

Gardener's Cottage:

The Gate Lodge accommodation (sleeps 5):

The Gate Lodge, Hoscote Estate, Near Hawick, Roxburghshire

Is an elegantly refurbished lodge, standing, as you would expect, by the imposing gates at the end of the well-tended, tree-lined avenue which leads away up to the big house, and just off the quiet, single track road which ends a little way up the valley at Craik Forest. Inside, it has been fitted and equipped to the highest standard. The kitchen is state-of-the-art, and an arch leads from there to the cosy sitting room. The double bedroom has and en suite shower room, there is a further double bedroom and a single with an additional pull out bed beneath, ideal for children.

Outside, a dry stone wall surrounds the private parking (3 cars) and grass garden (furniture). The farm cottages a little way up the private road which leads to Gardener's and Pathhead Cottages are the only other habitations nearby, so it is a lovely peaceful setting for adults and children alike. Bed linen and towels, oil-fired central heating and electricity are all included. A cot and a high chair can be made available. The cottage has a telephone with honesty box.
